The hotel building is part of a conversion of and old industrial site into a new mainly residential area close to Herttoniemi metro station. Oldest part of the former factory, a red brick building by E. Teräsrvirta & E. Huttunen, is left as a historic layer and as area's functional focal point.
The hotel building is connected to a multi-storey garage building with roof top sports facilities. Noli Studios is a hotel for extended stay with 263 rooms. The building includes amenities such as in-suite kitchens, self-serve laundry, spa and gym. Ground floor is reserved for common area, which includes working spaces, a living room, a kitchen and a movie room.
The new hotel building echoes the materiality of both the site's industrial history and the new residential buildings with red brown concrete and corrugated aluminium facade.
The building has LEED Gold certification.
